Easements – what are the easements on the property and are there any concerns?
Will you have surface rights?
Will you have mineral rights?
Is public water access nearby, and if not, what is the condition and age of the water well?
If the sewer system needs to be added, what type of septic system is required in this area?
Make sure you get a new survey.
Are there any agricultural or wildlife tax exemptions in place, or any ongoing steps to secure them?
How is cell phone service?
Is any of the property in a flood plain?
How do flood plains and wetlands affect where you can build on the property, and how close can drainage, channelization, and vegetation clearing occur near them?
